To reserve an apartment we require a deposit of 25% of the total cost. The balance becomes due either 14 days before your arrival, or if you wish, you can pay the balance in cash on arrival. Deposits are non refundable after your booking has been confirmed by us. This ruling may not necessarily be applied in exceptional circumstances. If the balance has been paid prior to departure and you cancel, we will refund this to you in full. We strongly recommend that you take out travel insurance to cover you for cancellations beyond your control. We will hold an apartment for 7 working days without receipt of the deposit but after 7 working days the reservation will be cancelled.
We require a €300 deposit on all single sex party reservations, which will be refunded immediately on inspection of the rented property. This €300 Euros must be paid in advance of your reservation date. If damage occurs, the cost of repair will be deducted from the €300 deposit and the balance will be refunded on completion of repairs/replacements. We rely on the integrity of our guests to report any accidental damage or loss. Whilst we do not require a deposit for non single sex groups, we reserve the right to deduct the cost of repair/replacement from your credit card for any damage caused to the apartment during your stay.
- Baby Cots: We can supply a modern baby cot with new mattress for 8 Euros per night
- Towels: We supply one set of towels per person. Additional towels are priced at 10 Euros per set to cover laundry costs. If you plan to visit a Spa bath, please bring your own towels. No towels are to be removed from the apartment. Any unreasonable soiled towels will be disposed of and charged at 20 Euros per set
- Bed linen: Bed linen is provided. Additional sets these are priced at 30 Euros per set to cover laundry costs. Any unreasonably soiled bed linen will be disposed of and charged at 60 Euros per set
- Keys: We supply 2 sets of keys as standard and can hand over more sets if required. Lost Keys are charged at 120 Euros to cover replacement locks and several sets of keys
- For parties who wish to stay for 2 nights or less, we charge a short stay surcharge to cover costs for the laundry and cleaning
- We can arrange your transport to the apartment, paid, directly to the taxi driver. If you decide not to take the taxi, you will need to call a member of staff at least one hour before your arrival. If your arrival times are out of office hours, we prefer you to use the taxi service
- Payments: We accept PayPal, direct bank transfers, or cheque if you have a UK bank account. The account balance can be paid the same way, or it can be paid in cash Euros or Sterling on arrival. Please Note: If you wish to pay in local currency (Forints) the rate of exchange will be the buying € or £ rate and not the selling rate
- We reserve the right, in unforeseen circumstances, to offer you an alternative, similar or upgraded accommodation
- The apartment descriptions on our website are true and made in good faith. We do not accept any responsibility for possible mistakes or changes made without our knowledge
- We do not accept responsibility for the breakdown of water, gas, or electricity and we shall not be responsible for any injuries, damages, or losses caused to any traveller
- The accommodation provided is for your exclusive use and must not be sub-let under any circumstances
- The duration of your rental let may not be extended without our prior agreement
- The holiday home and accompanying ground area must not be occupied by more people than the number stated. This number includes children whatever their age
- We cannot be held responsible for any building work being carried out in or around the house
We do not ask you to enter or vacate the apartments at a particular time on your arrival or departure date. If however, we have other guests arriving or leaving on the day of your arrival or departure, we will request that you leave your luggage in the apartment, whilst it is being cleaned in readiness for the next guests. If the time difference does not allow for you to leave your luggage, we will store it in a safe place, for a small fee, until you are due to leave Budapest.
We expect you to treat the holiday apartment, your neighbours and surrounding area with respect, in so far as the tenant is responsible for any damage which he/she or any member of his/her party causes. Please leave the holiday home in a clean and presentable state, please wash up, empty fridge, freezer and dustbin before departure. Should you behave in an inappropriate and unacceptable manner, we reserve the right to annul the apartment agreement immediately and without warning. In such a situation we have no obligation to repay all or part of the rental price.
If you request to be moved to a different apartment on arrival or during your stay for reasons which are inappropriate we will endeavour to move you but we will charge an additional fee for the cleaning of the apartment and any laundry, if used.
Complaints
should, in the unlikely event of a problem arise, it is imperative that we are notified immediately, so the problem can be passed to our local property manager to investigate, and where reasonably possible, rectify during your stay. We cannot investigate any complaints once guests leave unless an official complaint is made to us before departure.
We will act as an intermediary to try to resolve any complaints. We cannot be held responsible for any building work in the vicinity of the apartments. Where possible, we will do our utmost to inform you of any planned building work prior to your stay.
Please note that severe luggage limitations apply if in a full taxi for 5 or 6 people and if you arrive with more than minimal baggage you are best advised to contact us for advice.
